Midtown Lane

"Midtown Lane" is a 174,000 square-foot mixed-use commercial office building featuring ground-floor and basement-level retail spaces. The steel structure rises five stories above ground and extends one story below, with a parking garage connected by a two-level pedestrian bridge spanning a public road. Atop the post-tensioned concrete parking garage is a substantial solar array powering vehicle charging stations on all levels. A spacious atrium with a skylight at the heart of the office building creates a lightwell that floods every floor with natural light. A wide public walkway bisects the facility, flanked by cantilevered, canyon-like walls that taper upward, giving the impression of a river-carved landscape. The floor plates change geometry at every level necessitating the need for tight coordination of the structure. There were significant challenges with the variety of indoor to outdoor spaces and steps in structure to accommodate waterproofing and insulation while maintaining a flush finish floor.
