Construction Documents:

Martin/Martin produces Construction Documents (CDs) to address repair recommendations presented in the facility condition assessment and for emergency cases when observations require immediate repairs be implemented. Our CD’s will include plans, details, and product specifications as needed, to define the work for a competitive or negotiated bid. Our drawings define the exact location and type of repair necessary to reduce contractor questions and allow for obtaining more accurate construction pricing for the owner.

Precast concrete:

Our team understands the typical problem areas associated with precast construction, especially facilities located in harsh climates exposed to large temperature differentials and freeze-thaw deterioration. Our repairs focus on providing quality solutions to maintain save usage of the structure. Many times, our designs include methods to protect the repair area from future damage by implementing waterproofing procedures. Related to this is the need for a maintenance program to assist the owner in managing their asset.

Post-tensioned (PT):

PT repairs can be complex. Identifying potential PT failures can also be difficult. Our design experience with new post-tensioned garage construction gives us the understanding of typical construction practices and design approaches that allow our team to provide appropriate repair designs.

Other construction types:

Many parking structures in recent years are being constructed as part of mixed-use facilities and present their own unique characteristics. These garages often have shorter spans and contain conventionally reinforced concrete, post-tensioned slabs, or slab-on-metal deck. Martin/Martin’s experience allows us to understand and provide repair and maintenance recommendations that benefit the potential multiple ownership groups.
